Renting vs Buying a Home: A Numbers-First Guide

The rent-vs-buy debate is unusually prone to slogans. "Renting is throwing money away." "Buying builds equity." "A house is the best investment you'll ever make." Each of these is half-true at best, and they obscure what is actually a fairly mechanical financial question. The right answer depends on a handful of variables: how long you will stay, the local rent-to-price ratio, the all-in cost of ownership, and what you would do with the down payment if you kept it invested. This article goes through each of those variables, with rules of thumb and a worked 10-year example, so you can replace the slogans with a number you can defend. Spoiler: in most expensive cities, for most people who move within 5 years, the answer is rent. In most stable mid-cost cities, for people staying 7+ years, the answer is often buy. The point is not which side wins — it is how to do the math for your situation.

The rent-to-price ratio

The rent-to-price ratio is the annual rent of a property divided by its purchase price. A property renting for $2,000/month and selling for $400,000 has a ratio of 24,000 / 400,000 = 6.0%. As a rule of thumb, a healthy ratio in many markets is somewhere between 4% and 7%. Higher than that, renting is unusually cheap relative to buying; lower than that, buying is unusually cheap relative to renting. In 2024–2026, large coastal cities in the US, UK, Canada, Australia, and China have ratios in the 3%–4% range, which signals that buying is expensive compared to renting on a pure cash-flow basis. Midwestern and Southern US cities, as well as many European secondary cities, sit closer to 6%–8%.

The rent-to-price ratio is not the final answer, because ownership also generates a "return" in the form of imputed rent — the value of living in a place you own. A 6% ratio that grows with inflation over 10 years can still be a reasonable deal, especially if the alternative is paying rent to someone else at a similar rate. What the ratio really tells you is which way the wind is blowing before you adjust for the other factors below.

A practical shortcut: owning a home costs roughly 5% of its value per year, all-in, in most markets. The breakdown: 1% property tax, 1% maintenance and repairs, 0.5–1% insurance, 0.5–1% HOA or condo fees where applicable, and 1–1.5% "opportunity cost" of the equity you have tied up. Compare that to a typical rent of 3–4% of property value in many mid-cost cities, or 2–3% in expensive cities. If your total cost of ownership is materially higher than the rent, the difference is what you are paying for the option of owning — for stability, for customization, for forced savings, or for the social signal of homeownership.

The 5% rule also explains why the rent-vs-buy decision is rarely about whether rents are "high" or "low" in absolute terms. It is about the gap between ownership cost and rent. In markets where that gap is small (3% ownership cost vs 2.5% rent), buying is competitive even with high home prices. In markets where the gap is large (5% ownership cost vs 2% rent), buying requires strong appreciation or a long stay to win.

Hidden costs: maintenance, taxes, and the opportunity cost of the down payment

Three costs are easy to underestimate. First, maintenance and repairs run about 1% of property value per year on average, and they spike in years 10–15 when roofs, HVAC systems, and water heaters need replacing. A new roof alone can cost $10,000–$25,000. Second, property taxes rise over time as assessments are updated; in some jurisdictions they double in 10 years. Third, the down payment has an opportunity cost. The $80,000 you put down could have been invested in a global index fund returning 5–7% real. That $80,000 has to "earn" more than that to make buying beat renting in pure financial terms.

Note that mortgage interest is not a "cost" in the same sense — it is a transfer of part of your payment to a bank in exchange for leverage. What you give up in interest, you recover (in part) by needing less cash up front. The real comparison is between (a) total ownership cost including interest minus equity buildup, and (b) rent plus the returns on the cash you would otherwise have spent.

Transaction costs: the 5–8% round trip

Buying and selling a home is expensive. Real estate commissions typically run 5–6% of the sale price (split between buyer and seller agents), title insurance, transfer taxes, inspection fees, lender fees, and minor renovations between owners add another 1–2%. Round trip, you lose roughly 7–9% of the property's value to friction. This number does not appear in your monthly payment, but it is the largest single hidden cost in the rent-vs-buy math. A person who buys and sells within 5 years can lose 15–18% of the original price — half from market noise, half from transaction costs.

The practical implication: the rent-vs-buy answer depends heavily on time horizon. As a rule of thumb, you need to stay in the home at least 5–7 years to amortize the transaction costs of buying. If your job, family, or life situation is likely to move you within 3–5 years, the math usually favors renting. This is why young urban professionals in fast-moving industries are often better off renting: their expected tenure is short, their income is rising, and their future housing needs are still changing.

The intangibles: mobility, customization, stress

Some of the rent-vs-buy decision is not financial. Renting gives you mobility: a job offer in another city does not require listing a house, haggling over price, or carrying two mortgages for three months. It also gives you maintenance freedom: when the boiler dies, you call the landlord. Buying gives you the opposite trade: you can renovate the kitchen without asking, paint the walls any color, and own a place that no landlord can take back for personal use. It also gives you stability against rent increases and (in most countries) some protection against eviction.

Stress also differs. Renters usually sleep better during downturns because they are not worried about negative equity, property taxes rising into a job loss, or a $20,000 roof replacement. Owners usually sleep better during booms because they feel they are "building something." Neither is wrong; they are just different exposures. The right choice depends on which stress you can live with, and on whether your lifestyle actually benefits from staying put for many years.

A 10-year break-even example

Imagine a $400,000 home in a mid-cost US city. You put 20% down ($80,000), take a 30-year mortgage at 6.5%, pay $2,000/month in P&I, plus $400/month property tax, $100/month insurance, and $200/month maintenance reserve. Total monthly housing cost: about $2,700. Comparable rent in the same neighborhood: $2,200/month. Each month, you "lose" $500 to ownership versus renting, but you also build roughly $700 of equity in the early years (mostly interest, not principal). Net monthly difference: about –$200, made up by tax savings and imputed equity growth.

Over 10 years, that gap adds to roughly $24,000 — the "premium" you pay for owning. To break even, the home's value plus equity buildup needs to exceed the alternative investment return on the $80,000 down payment. Assuming 3% real appreciation and 5% real return on the invested down payment, the home reaches break-even around year 7. If appreciation is 5% real and the invested cash returns 6%, break-even arrives around year 5. If appreciation is flat and the cash returns 6%, buying never catches up. The math rewards long horizons and rising prices, and punishes short horizons and stagnant markets.

"Throwing away rent" — why the slogan is a fallacy

"Renting is throwing money away" is a slogan, not an analysis. The same logic, applied literally, says that buying is "throwing money away" on interest, taxes, and maintenance — all of which are real expenses that do not return to you. The difference is that ownership also accumulates a recoverable asset (the home's value), while rent does not. But the asset only matters if it is greater than the sum of all those sunk costs. In markets with high price-to-rent ratios and slow appreciation, ownership accumulates an asset that costs more than it is worth, which is the opposite of value-building.

A more honest phrasing: "Renting is paying for the service of housing today, with no claim on the asset tomorrow. Buying is paying for the service of housing today, with a claim on a possibly-appreciating asset tomorrow — at the cost of lower mobility and higher friction." That is the real trade. The slogan is comfortable; the trade requires thought.
